Welcome!

I’m really glad you’re here. 😊

These letters are where I share how we’re compounding Philippine residential rentals. I’ll share what’s working, what’s not, and what we’re learning along the way.

Whether you’re one of our investors, a potential partner, or someone simply curious about real-world real estate investing, I think (hope) you’ll enjoy following the journey.

What you’ll get:

  • Quarterly portfolio snapshots from our Investor Dashboard

  • Quick operator insights from the field

  • Occasional deal notes when an opportunity clears our filters

  • Short reflections on strategy, lessons, and operational changes we’re testing

Our approach in one line: Buy undervalued assets. Fix what matters. Manage better. Stay disciplined with debt. Reinvest.

Proof of our work so far: ₱0 to ₱50M+ AUM in 3 years.

Your feedback or questions can shape what future letters cover. I plan to send these quarterly, sometimes more, sometimes less, depending on what’s happening on the ground.

Occupancy Rate, Current = 100%

I thought I’d share a quick data point from today, November 11, 2025. Our portfolio is sitting at a 100 percent occupancy rate.

Now, we don’t actually want to stay at 100%. That usually means we’re a little underpriced. (Which also means there’s upside ahead in rent adjustments and yield capture.)

But still, I’ll admit, it feels pretty great. Every. Single. Unit. Occupied. 😄

It’s a nice milestone, and more importantly, a good benchmark to look back on as we track NOI, AUM, and the portfolio’s next phase of growth in future letters.
