Closing Our First Deal
November 24, 2025 was a Monday. It was also the day OMBA Property Group bought its first property as a new, standalone corporation. It could have been just another workday. But I’m choosing to mark it as a day of gratitude. Because why not. 🙃
This acquisition was a vacant lot purchase, so not our usual dilapidated building purchase. But at the agreed price (more on this below) and planned build, the numbers line up with our typical value-add play.

Buying Right Makes The Math Work
A common misconception in real estate is that you “make your money” from better design, better tenants, better management. All of that helps, for sure. But the biggest win happens at acquisition.
Quick example.
Say a property generates ₱600,000 of annual NOI. If you pay ₱6,000,000, that is a 10 percent yield on cost.
If you buy the same asset for ₱5,000,000, which is not unheard of (I like offering around 20 percent below my estimated value), the yield jumps to 12 percent.
A 2 percentage point jump does not sound much, but it is huge.
To hit 12 percent at the original ₱6,000,000 price, you’d need ₱720,000 in NOI. If expenses stay roughly the same, that means total rent has to rise by about 20 percent.
And squeezing out that extra 20 percent from operations is far harder than negotiating it upfront on the purchase price.
This is also why we like small, mom-and-pop properties.
Condo markets are larger and more “efficient” because banks, brokers, and significantly more players are active there. Prices tend to sit close to fair value.
In contrast, information for small properties is messy. That inefficiency is where we can quietly build by buying at a discount.
Other News: Baltan 2.0 Progress
Work on Baltan 2.0 is moving forward and we expect key milestones around December or January. We hope to complete construction by then. But if the timeline slips, we still plan to start pre-leasing and collect rent on finished units at introductory rates.
We’ll then process the formal transfer of the assets Baltan 2.0 and Runway into OMBA Property Group so they can start contributing to the portfolio’s cash flow and asset base.
