In investing and operating, reasonable people disagree. Some of the best investors argue for diversification, primarily as a defense against what you can’t foresee. But other equally respected people argue that the best outcomes come from staying inside a circle of competence and compounding there.

We have leaned toward the second view. But…

Our niche has been straightforward: buy underutilized residential assets, execute disciplined value-add work, and operate them well. This sounds simple. And we’ve seen it work. 

But from time to time, opportunities that sit adjacent to our playbook can make sense. We try to stay rational, but we also pay attention when alignment and economics are unusually clean. Enter EVV Building.

What makes this worth mentioning isn’t just the potential scale (a 35-unit conversion project). It’s the context: the building is owned by the contractor we’re engaging for our next build.

Structured properly as a joint venture, this would allow us to earn from our operating playbook, rather than from capex. That’s the kind of income stream that’s extremely scalable.

The relationship also creates a practical advantage: it makes parallel builds possible.

  • One project executed in-house, as we’ve done historically

  • One project executed with an experienced contractor partner, using their cadence and infrastructure

We expect construction of “Besma” to be ready to roll soon. This is the property we bought last year, our first.

If it clears our hurdles, this becomes the next candidate in the pipeline. Expected close by the end of the quarter. 

Partnering with an Experienced Contractor

We are also working with an AAA contractor who has executed projects for decades and is a long-time friend of the family. If this partnership works the way we expect, it increases our throughput significantly.
