Three updates this May, all pointing the same direction. We pivoted around a construction delay to keep capital working. We rolled out the next wave of AI tooling across DDG and OMBA, with a clear line on what it's allowed to do. And we closed on OMBA Four, the Schultz lot.
Different decisions, same operating instinct: stay flexible without losing discipline.

When the Plan Breaks, the Discipline Shows
We broke ground on the new lot and hit what every builder eventually hits: site conditions and supplier cadence that didn't cooperate.
Waiting on the external contractor's response would have left capital sitting. So we pivoted.
We accelerated the third floor of Baltan 2.0 instead.
The logic was simple. Baltan 2.0 already has a proven occupancy rate and predictable cash flow. The new lot doesn't yet. We swapped an unknown for a known, and kept the team productive.
The unintended win: we now have a repeatable framework for rapid-pivot construction sequencing. Shorter timelines on the next project, lower carry costs, better downside protection when the next surprise shows up.
AI in the Stack: Automate the Friction, Elevate the Human
A note before going further. AI is not a small topic, and we are not treating it as one.
Every operator now has to take a position on where AI fits, and that position has to answer the hardest question honestly: displacement or enablement.
Real estate is local. The judgment that compounds value here lives in relationships, underwriting calls, and tenant retention. We don't want AI replacing that. We want it clearing the noise around it.
Here's what's already running across DDG and OMBA:

Email & Calendar Triage. Fully automated. Reclaims 10+ hours a week for higher-leverage decisions.
Payment Encoding & Reconciliation. Even in the most conservative adoption case, the math works in our favor: leaner ops, faster decisions, and a team pointed at the work that actually moves the portfolio.
Chief of Staff/Assistant. This letter, trained on my voice, was ~80% written by AI.

We flagged this one in the February letter as the next candidate in the pipeline. As of today, May 26, 2026, it's closed. We're calling it OMBA Four.

With Baltan 2.0 stabilizing and Besma (OMBA Three) about to break ground, the pipeline now runs at a cadence we've been working toward: one project stabilizing, one in build, one ready to start design.
